Window Sash Repairs

Sashes for windows must be checked regularly for mold, mildew and other damage. By catching these problems early you will save money on repairs in the future.

The sash is an interior framing that moves vertically either up or down in windows that open. This article will teach you how to perform simple repairs to sash.

Weather Stripping

Wooden window sashes can add a classic look to your home. They are also durable and last for a long time when they are maintained properly. They may, however, become damaged or degraded with time due to exposure and 257634 normal wear. Weather stripping is the first aspect to consider when you are repairing windows with sash. It's on both the frame and the sash. Due to sagging hinges, and a general deficiency in energy efficiency, old windows, especially those in older houses, could be difficult to open and close. In most instances, a few minor repairs can transform these windows into smooth operators for the first time and save the homeowner money on energy bills.

In order to make these repairs to the sash, it's important to have all of the necessary tools lined up before you begin. Begin by marking the position of the hinge channel on the frame using a pencil (Photo 1). This will assist you in getting the channel back in position correctly after you've completed. Then, remove the sash and take off the hardware, including the parting beads (Photo 2) and the chains or cords that secure it. Soften any hardened putty with a heat gun set to medium and fitted with a shield to block the nozzle. Remove the old sash and place it in a bag with a label.

Sash Weights

Sash weights are able to be replaced to improve the operation of your window sash and decrease energy costs. Sash weights are composed of heavy iron or lead cylinders that are enclosed in a hidden cavity and are connected via ropes to the movable window sash. These weights function as counterbalances and allow you to open and shut the window without the need for mechanical or electrical devices. The sash-weights are typically disregarded or disabled by homeowners and turned into scrap when they break; therefore you may have to locate replacements.

It is difficult to recover a sash-weight that has fallen from the cavity, so you'll need to find one that fits properly. You will also require a fresh piece of string, a length of sashcord and a few sashpulleys to secure the new weights to the cord.

Mortise and Tenon joints can be used to join old wood windows. Hammers and pins can be used to take out the wood pegs that hold the parts together. The majority of these pegs have large diameters on one side and a smaller diameter on the other, which is why it is essential to remove the smaller-diameter ones first. Sashes that were made later in the century used glue instead of pegs and can be separated by cutting the glue line using a knife, then tapping the mortised part loose with mallets.

After the sash is removed then you can take out the stopper on the sash and get access to the weight pocket. Usually it is done by drilling an opening in the bottom of each jamb. This hole is then covered by a wooden access panel which can be removed to let you view the inside of the frame.

After the sash has been stopped and the access panel has been removed, you can remove the weight that was previously installed and replace it. Be sure to weigh the sash before you do this, as the weights that were previously used may be a different size than what is needed. After the new weight has been installed, you can thread an appropriate length of string through the pulling mechanism. Then attach the string to the boxed frame, but leave a few inches of string protruding from the head for future adjustment.

Sash Cords

Most double-hung windows of the past have a cord or chain attached to the weights that keeps the sashes balanced in the jamb. Over time, these cords can get damaged and make it impossible to raise windows. A new sash cable will restore the ability to raise and lower the sash, and keep it in place when opened.

To replace sash cords the first step is to remove the access panels from the jambs. They are typically installed by screws or nails and will require to be removed or repositioned. You may be able to use a hammer and chisel to prise them off however, it is always best to lay down dust sheets before beginning any work.

After removing the access panel, you can begin to work on the sash. Utilize a flat bar, or chisel to pull the narrow parting beads from their grooves. It is essential to be patient because they are usually wedged or nailed in place. If the sash is in place, remove the mortise and tenon joints with the help of a hammer and pin or screwdriver, then remove the wood pegs on each component. The sash should be able to move freely, however it may need some lubrication to feel less stiff.

Take a measurement of the length of sash chain/sash cord required to reach the sash slot on the bottom of the pulley located at the top of the jamb. Cut the cord or chain and fix it as described in Step 6 above. You can use a hammer and nail or screws, but nails are less likely to cause damage.

It's best to leave the original weights if you have purchased a kit to replace the counterbalance that was previously installed. It's cheap to purchase them from a salvage store and 257634 they will be easy to install once you have the sash open. Depending on the size and shape of your window, you may require one or two sashweights to keep it open.
